A strong apartment can be weakened by poor halls, noisy lifts, bad administration or unclear common ownership. The building must be inspected as its own asset.

S17 observations
S17 had fast quiet elevators, a less premium but acceptable hallway, city heating and a rooftop with exceptional views.
View durability
A view premium is only defensible if future obstruction risk is understood. Piotr’s explanation of the Elektrociepłownia land became a key item to verify.
Sensory checks
Smell, wind, noise and brightness matter. M15 was rejected partly because smell and sound produced a real on-site dealbreaker.
